L’immobile è posizionato in un lotto di terreno incuneato nel tessuto edificato di un isolato del centro storico della città, quasi completamente occupato da un manufatto. Realizzato negli anni 30 allo scopo dell’uso specifico di cinema-teatro, è stato oggetto di successivi interventi nel tempo.
L’intervento progettuale, passando dal restauro-valorizzazione degli elementi che conservano le caratteristiche costruttive originali, lasciando inalterata la volumetria del corpo principale, e realizzando maggiori spazi scoperti, prevede l’inserimento di attività compatibili per un corretto riuso dell’insieme.
A tale scopo è stato realizzato di un garage interrato (per circa 34 autovetture) con accesso carraio dalla via Nazionale. Sempre su tale via si aprono, oltre all’accesso principale dell’Albergo (n. 85 camere), gli accessi alle unità residenziali che si sviluppano su cinque livelli (appartamenti e residence non alberghiero), a tre unità commerciali di vicinato, poste al piano terra, agli ambienti a ufficio-terziario ai livelli 1 e 3, a un’attività di pubblico esercizio (ristorante-bar) ai livelli 4 e 5, roofgarden, nonché dei volumi tecnici per impianti, principalmente posti al piano terra.
Il prospetto principale è oggetto di un restauro filologico delle strutture che lo compongono, realizzato con la metodologia regolata anche dalle norme di R.E. per il restauro delle pietre e degli intonaci.
Per quanto concerne la galleria, sono realizzati “palchi” per la sala ristorante, inserendo elementi leggeri in metallo, vetro, legno, ma garantendo, nel contempo, la lettura delle originali gradinate e la spazialità generale della galleria.
Un ampio “sipario” vetrato (una parete realizzata in metallo e vetro strutturale), che ripercorre l’andamento curvilineo del fronte della galleria pur separando funzionalmente gli spazi residenziali dal pubblico esercizio, permette un’ideale rappresentazione tra mise en scène e mise en place delle due architetture. L’insieme dei volumi residenziali interni e dell’elemento di collegamento verticale (aperto per un’ulteriore articolazione dello spazio/filtro) costituisce una sorta di nuova scenografia per la galleria. Il nuovo prospetto laterale interno su via Fiume è rivestito in lastre di pietra naturale, mentre gli altri prospetti mantengono le finiture di intonaco.
Relativamente alle coperture, il manto in eternit è sostituito con gli embrici “marsigliesi” come le coperture laterali; le esistenti e le nuove coperture piane sono finite con manto in cotto; sono mantenute le entità delle superfici vetrate esistenti in copertura; sulla terrazza lungo via Nazionale è realizzato il roof garden.
The property is located on a plot of land wedged into the built fabric of a block in the historic centre of the city, almost completely occupied by a building.
Built in the 1930s for the specific purpose of use as a cinema-theatre, it has been the subject of subsequent interventions over time.
The design intervention, moving from the restoration-enhancement of the elements that preserve the original construction characteristics, leaving the volume of the main body unchanged, and creating more open spaces, provides for the inclusion of compatible activities for a correct reuse of the whole.
For this purpose, an underground garage (for approximately 34 cars) with driveway access from Via Nazionale has been realized. Also on this street, in addition to the main entrance to the Hotel (85 rooms), there are accesses to the residential units that are spread over five levels (apartments and non-hotel residences), to three neighbourhood commercial units, located on the ground floor, to the office-tertiary areas on levels 1 and 3, to a public business (restaurant-bar) on levels 4 and 5, roof garden, as well as the technical volumes for systems, mainly located on the ground floor.
The main façade is the subject of a philological restoration of the structures that compose it, carried out with the methodology also regulated by the R.E. standards for the restoration of stones and plasters.
As regards the gallery, “stages” are created for the restaurant room, inserting light elements in metal, glass, wood, but guaranteeing, at the same time, the reading of the original steps and the general spatiality of the gallery.
A large glass “curtain” (a wall made of metal and structural glass), which follows the curved shape of the front of the gallery while functionally separating the residential spaces from the public establishment, allows for an ideal representation between mise en scène and mise en place of the two architectures. The set of internal residential volumes and the vertical connection element (open for further articulation of the space/filter) constitutes a sort of new scenography for the gallery. The new internal lateral elevation on Via Fiume is covered in natural stone slabs, while the other elevations maintain the plaster finishes.
With regard to the roofs, the “eternity” covering is replaced with “Marseillaise” tiles like the lateral roofs; the existing and new flat roofs are finished with terracotta covering; the size of the existing glass surfaces on the roof is maintained; the roof garden is created on the terrace along Via Nazionale.
